Chester County, PA Commercial Appraisal Services

Chester County is situated southwest of Philadelphia and bordered by Berks, Delaware, Lancaster and Montgomery Counties in Pennsylvania; Ceil County in Maryland and New Castle County in Delaware. The county has a total area of 762 square miles, of which 99.49% is land. Chester County is largely rural farmland.  The topography consists of rolling hills and valleys.

Chester County’s development pressure is in large part residential.  Some of the residential development is predicated by the movement of business and commercial further into the suburbs away from the traditional city locales.  Another development factor is the lack of buildable land in northern New Castle County Delaware. This has caused a noticeable increase in residential development in southern Chester County.  The county is also attractive to families from neighboring Delaware and Montgomery Counties. This growth is largely due to the fact that Chester County, while maintaining a rural setting, is a desirable place to live and has easy access to major transportation, highways, and several highly rated school districts, while still remaining close to Philadelphia’s art and cultural offerings. Transportation infrastructure improvements within Chester County has led to an increase in how far families are willing to live away from work, although not keeping pace with population growth.  Commercial growth has largely targeted areas along Routes 202 and 30.

In summary, Chester County is well situated being easily accessible from both interstate and state highway networks.  The long-term shift to a service-based economy kept the local area’s non-manufacturing sector growing, particularly in the health, education and business services categories.  Retail trade, the county’s largest employer, should grow modestly as the county’s population expands. Good future growth prospects are expected to continue over the long term since the end of the recession in 2009.
